Project Value

£100m

Client: Gardner and Theobald

Type: Residential

Carlton House Terrace is set within an elegant Regency building, evoking an era of splendour and grandeur, overlooking The Mall and St James’ Park.

Each Grade I terrace consists of 9 large houses, with the total size of Carlton House Terrace being 6,816 m2. The location is greatly enhanced by its accessibility in a unique and distinctive setting. They are unusual among expensive London terraced houses in that they do not have a mews to the rear. The reason for this was that by not having a mews it would create the best possible use of the view of the park whilst also presenting an attractive façade to the green. The plan was to change the use of the building from offices into luxury residential accommodation with significant internal alterations taking place.

Munnelly provided an operative supply package to Gardner and Theobald for the Carlton House Terrace project. Labour and production were fundamental to the successful completion of this project and could not be overlooked when undertaking the scope of works. Within the field of operative supply there are a great number of unforeseen problems; such as under-skilled and under-qualified staff, un-sustained employment, workers without basic rights and an unmotivated workforce leading to low levels of production and absenteeism.

Munnelly Operative Supply successfully removed these negative aspects through; PAYE direct employment, pre-employment assessment and training of staff, continued up-skilling of staff once they are work ready, recognising the CIJC NWRA and providing benefits and rewards to our staff. These benefits and rewards include team activity days and monthly bonuses for health and safety intervention. These pledges are at the heart of Munnelly Operative Supply core values and were put into practice on this project. This ensured a highly motivated, skilled workforce was provided and that we successfully fulfilled the requirements of the scope of works.
